We generally have six weeks' notice of a room becoming available. Generally it will fall vacant on the following quarter days:
- 1st September
- 1st December
- 1st March
- 1st June
At that point, we advertise it on www.spareroom.co.uk/rainbowcapital
2. TV and Satellite
Prospective tenants email us via Spareroom or contact us directly. On the website we list our mobile numbers and email address.
We discuss preferences, ask some screening questions and then arrange to meet for a tour of our vacant rooms. Often we will have more than one available at the same time, so there could be a choice. There will also be competition and most of our rooms get snapped up on their first day of viewing. So if you like something, whilst giving the prospect proper thought, we encourage a quick decision.
3. Internet and Wifi
After the tour, let us know if you want to proceed. We will send you an email with Terms of Rental, a copy of our terms and conditions and that of the Deposit Protection scheme and invite you to send us some basic information about yourself.
We use that info to populate a Tenancy Agreement that we will also email to you. You should have a thorough read of this, ensure you agree to be bound by its terms and, if so, email back your acceptance. You also transfer a holding deposit into our bank account and thus we will have a binding contract.
To move in you will need to have paid your deposit in full and rent in advance for the month of your arrival.
We will meet you on the first day of your tenancy, give you your uncopyable secure key and an induction tour of the property. We will explain some safety procedures, introduce you to your housemates, ensure you have key onformation like the wifi password and then - wish you an enjoyable tenancy.
